Mandate
We acquire and hold LIHTC and Project-Based Section 8 properties for the long term. The portfolio is built one asset at a time, on the assumption that we will still own it through the next compliance period and the one after.
Operating philosophy
Resident experience and program compliance are the same problem. A well-run property keeps its certifications current, its physical condition above REAC standards, and its rent rolls clean. We staff and budget to that standard, then measure ourselves against it.
Compliance posture
State HFAs, HUD field offices, and contract administrators are partners, not adversaries. We expect file reviews to be clean, MORs to be uneventful, and recertifications to be on time. When something is off, we fix it before the inspector finds it.
Capital partners
We work with lenders and limited partners who share the long‑term view. Our equity story is operating durability, not aggressive exit assumptions.
